The project includes a 50,000 sq ft-passenger terminal, along with extensive airside and landside works.
Overview
Clayton J. Lloyd International Airport is Anguilla’s principal aviation hub and a vital piece of national infrastructure supporting tourism, trade and international connectivity. The redevelopment of the airport forms part of a broader strategy to accommodate growing passenger volumes and improve the efficiency, security and resilience of the island’s air transport network.
Delivered in partnership with Aecon Group Inc., the project centred on the construction of a new 50,000 sq ft passenger terminal, alongside extensive airside and landside works. The new facility replaces ageing infrastructure with a modern terminal designed to international standards, significantly enhancing the passenger experience while supporting future growth.
The project was delivered within a live operational airport environment, requiring careful sequencing, rigorous safety controls and close coordination with airport operations. The terminal was officially opened in December 2025, with operations commencing shortly thereafter, following a structured ORAT process and comprehensive systems testing and validation.
Our Scope
Update Group was appointed to deliver the full Mechanical, Electrical, Plumbing and Fire Protection (MEPF) package for the new terminal building. Our scope covered the complete lifecycle of building services delivery, from installation through to testing, commissioning, witnessing and validation.
Key systems included fire protection, IT and security infrastructure, standby generation, full-load UPS support and fully integrated airport systems supporting check-in, baggage handling and immigration services. These systems were delivered to meet the demands of a modern international airport, with a strong emphasis on resilience, redundancy and operational continuity.
A defining challenge of the project was delivering and commissioning critical systems within a live airport environment. Works were carefully planned and executed to minimise disruption to ongoing operations, while maintaining the highest standards of safety, quality and programme control.
The project progressed through a structured ORAT (Operational Readiness and Airport Transfer) programme, including successful completion of the Black Building test and staged client inspections. Update Group worked closely with the airport operator, project stakeholders, local trade contractors and international supply chain partners to support a smooth transition from the existing terminal to the new facility.
